The Hyatt Hotel is situated at Campbells Cove, Sydney. The site affords views of the Opera House, Harbour Bridge and Circular Quay. The local area has restaurants and pubs along The Rocks area, tourist facilities at Circular Quay and medium density housing.

The Developer and Project Manager CRI Limited worked with the Sydney Cove Redevelopment Authority and architects Ancher Mortlock and Woolley Pty. Ltd. The building is a reinforced concrete frame structure of 5 levels. Rooms face the water with primary views towards the Opera House. Height restrictions limited the development to 5 levels and the lowest basement level is car-parking.

Ground level is occupied by the entrance foyer and reception, bars and meeting rooms with dining room and coffee shop opening onto harbour terraces. The remainder of the ground floor is occupied by 200 unites. On level 4 is a gymnasium and a rooftop swimming pool.

Environmental considerations such as acoustic specialists were used because of the projects close proximity to Harbour Bridge traffic. Care was taken in the use of materials so as not to disturb existing heritage buildings. The design of the roof scape was carefully considered because of its prominent view from a number of aspects.

The Park Hyatt Hotel illustrates maximising views for rooms and designing sympathetically within the existing area. For example, the use of materials in the building compliment The Rocks area and special care was taken in design of the roof because of its visibility from the Harbour Bridge and other buildings.
